Channel Management & iCal Sync — Airbnb, MakeMyTrip & More

Get Started with our Free Forever plan

Zitlin connects to 50+ OTAs in real time through channel manager, and supports iCal sync for STR operators and smaller properties. Availability, rates, and restrictions stay in sync across every channel automatically — no manual extranet updates, no double bookings.

If your property is listed on more than one OTA, you are already familiar with the problem. A booking arrives on Airbnb and you immediately need to log into Booking.com, MakeMyTrip, and Agoda to block the same dates — manually, every time. Miss a single update and you have a double booking and a guest to relocate.

Zitlin solves this at two levels depending on your property type and distribution volume. For STR operators and smaller properties, iCal sync automates availability across all connected OTAs in the background. For hotels that also need rate synchronisation, minimum stay restrictions, and real-time updates across a wider OTA portfolio, channel manager integration provides a full two-way connection to 50+ platforms.

Both operate from the same Zitlin dashboard. You do not manage a separate channel manager interface.

Plan Zitlin Pro + OTA Sync add-on Zitlin Pro + Channel Manager add-on

Use iCal sync if: You are an STR operator or small property listing on 2–4 OTAs where availability sync is the main need and you update rates manually once a week. This solves 90% of the double booking problem at no additional cost beyond Zitlin Pro.

Use channel manager if: You are a hotel listing on 4+ OTAs where rate parity matters, you change pricing frequently (seasonal, last-minute, event-driven), or you cannot accept even a 10-minute double booking window during peak demand periods.

iCal Sync — How It Works

iCal is a universal calendar format supported by every major OTA. You connect each platform by exchanging calendar URLs between Zitlin and the OTA's extranet settings. No API agreement, no approval process, no technical work beyond copying two URLs per OTA.

Once connected, sync runs automatically every 5–15 minutes in both directions:

  • OTA → Zitlin: Bookings from Airbnb, Booking.com, or any connected OTA appear in your Zitlin dashboard automatically
  • Zitlin → OTA: When a room is booked via any channel or directly, those dates are marked unavailable on all connected OTA calendars

iCal sync is available on Zitlin Pro and is included in the plan cost with no add-on fee.

iCal sync is per room — not per room type. Each physical room or apartment has its own iCal URL. For STR operators with multiple units each listed separately on Airbnb, this is the correct approach — each listing gets its own URL and its own independent sync.

What Zitlin syncs in real time:

  • Availability — the moment a booking is confirmed anywhere, all OTAs update immediately
  • Rates — rate changes made in Zitlin push to all connected OTAs automatically
  • Restrictions — minimum stay, close-to-arrival, stop-sell rules sync across all channels
  • Bookings — reservations from any OTA land in Zitlin automatically, with guest details and payment status

What this means operationally: You manage your rates and inventory in Zitlin once. Every OTA reflects that update within seconds. You never log into an OTA extranet to update availability or pricing again unless you want to run OTA-specific promotions directly on that platform.

OTA Coverage by Target Market

For properties in Zitlin's primary markets, the following OTAs are typically highest priority:

India (independent hotels and guesthouses): MakeMyTrip and Goibibo together account for the majority of domestic online hotel bookings in India. Listing on one surfaces your property on both — they share inventory. Agoda covers inbound Asian travellers. Booking.com and Airbnb cover international guests.

Southeast Asia (Malaysia, Indonesia, Vietnam, Thailand, Philippines, Singapore): Traveloka is the dominant platform in Indonesia and has a strong presence across Southeast Asia, with 140 million app downloads and a super-app model that includes accommodation alongside flights and payments. Agoda covers the broader pan-Asian traveller segment. Booking.com and Airbnb cover Western visitors.

Sri Lanka and Nepal: Booking.com and Agoda are the primary booking platforms for international inbound travellers. MakeMyTrip covers Indian visitors, who represent a major segment in both markets.

Croatia and Eastern Europe: Booking.com dominates heavily — for most Croatian STR operators and boutique hotels, it is the single most important distribution channel. Airbnb is the primary platform for vacation rentals and STRs. Expedia covers package-holiday and flight+hotel bookings.

Zitlin vs Full-Service Channel Managers

Zitlin (iCal) Zitlin + Channel Manager SiteMinder / Little Hotelier
Real-time rate sync No Yes Yes
OTA coverage Any iCal-compatible 50+ via Channex API 450+ (SiteMinder)
Integrated with PMS Yes — same system Yes — same system Separate PMS connection
GST / VAT invoicing in same system Yes Yes No — separate PMS needed
Restaurant POS / folio integration Yes Yes No
Best for STR operators, 2–4 OTAs, availability sync Hotels, 4+ OTAs, rate sync required Large hotels, enterprise distribution

SiteMinder, Little Hotelier, and Cloudbeds channel managers are built for properties where distribution is the primary operational complexity — they are strong at OTA connectivity but require a separate PMS for reservations, invoicing, and restaurant operations. For an independent hotel in India or Southeast Asia running front desk, restaurant, and GST invoicing alongside OTA distribution, a standalone channel manager still requires a separate PMS to handle the rest of the operation.

Zitlin with channel manager keeps everything in one system. It's not a separate subscription with a separate login — it is a connected layer inside the same platform that handles your front desk, folio, restaurant, and invoicing.

Frequently Asked Questions

What is the difference between iCal sync and channel manager in Zitlin? iCal sync handles availability only — when a room is booked anywhere, other OTAs are updated within 5–15 minutes. Channel manager adds real-time rate sync, restriction sync, and direct API connections to 50+ OTAs including MakeMyTrip and Traveloka, which have limited iCal support.

Is iCal sync free or Pro only? iCal sync is a Zitlin Pro add-on.

Is channel manager included in Zitlin Pro or is it a separate cost? Channel manager is a paid add-on on top of Zitlin Pro. Pricing is based on number of properties and OTA connections. Contact us for current pricing for your property size.

Can a double booking still happen with iCal sync? Rarely, but yes — during the 5–15 minute sync window, a simultaneous booking on two OTAs is theoretically possible. For most small properties this risk is low.

Does channel manager sync rates automatically when I update pricing in Zitlin? Yes. Rate changes in Zitlin push to all channel manager connected OTAs in real time. You do not need to log into each OTA extranet to update pricing.

Do I need to negotiate API agreements with Airbnb, Booking.com, or MakeMyTrip? No. You connect your OTA accounts through channel manager without requiring your own API approval from each platform.

Does iCal sync work with MakeMyTrip and Traveloka? iCal support on Indian and Southeast Asian OTAs is limited and inconsistent. MakeMyTrip and Traveloka are better connected via channel manager.

Can I use both iCal and channel manager at the same time for different OTAs? Yes. Some rooms or OTAs can be on iCal while others use channel manager.

How many OTAs can I connect via iCal? There is no hard limit on iCal connections per room type in Zitlin.

What happens to existing bookings when I first connect? Existing confirmed bookings in Zitlin push to your OTA calendars as blocked dates on the first sync. Existing OTA bookings import into Zitlin on the first pull.

Does OTA sync work for hourly or day-use bookings? No. Hourly or day-use bookings are Zitlin only feature.
