Zitlin's built-in channel manager keeps availability, rates, and restrictions in sync across 50+ OTAs in real time — and turns every OTA reservation into a ready-to-work folio with payments already recorded. No separate subscription, no extranet logins, no double bookings.
If your hotel is listed on more than one OTA, you know the routine. A booking arrives on MakeMyTrip and you immediately need to log into Booking.com, Agoda, and Airbnb to block the same dates — manually, every time. Change your weekend pricing and you repeat it across every extranet. Miss one update during a busy check-in hour and you have a double booking and a guest to relocate.
Zitlin's channel manager removes the extranet from your daily work entirely. You manage rooms, rates, and restrictions in Zitlin once — every connected OTA reflects the change in real time. Every OTA reservation lands in your Zitlin calendar as a complete folio, with the guest profile, the exact prices the guest paid, and the payment already recorded.
It is not a separate product with a separate login. It is a connected layer inside the same system that runs your front desk, restaurant, and invoicing.
What Syncs in Real Time
- Availability — the moment a room is booked or cancelled anywhere (front desk, booking engine, or any OTA), every channel updates immediately. Not on a timer: instantly, on the event itself.
- Rates — your nightly prices push automatically for the next 500 days, recomputed whenever your pricing changes.
- Restrictions — minimum stay, maximum stay, closed-to-arrival, closed-to-departure, and stop-sell rules sync to every channel.
- Bookings — new reservations, modifications, and cancellations from any OTA flow into Zitlin automatically, with guest details and payment status.
Your Pricing Rules, Applied Everywhere
You don't push flat rates. Zitlin computes the correct price for every night from the pricing you already maintain — base rates per room type, seasonal overrides, weekday and weekend multipliers — and keeps all 500 days of the calendar current on every OTA. Raise your December rates once in Zitlin; every channel updates within seconds.

Rate Plans, OTA Markups & Meal Plans
Most hotels don't sell one price. Zitlin syncs multiple rate plans per room type:
- OTA markups — sell 10% higher on commission-heavy channels. Define the markup once (percentage or fixed amount) and the marked-up rate derives from your base price automatically, every night, forever.
- Non-refundable and promotional plans — discounted variants that derive from base pricing the same way, advertised correctly on the OTAs.
- Meal plans per rate plan — room only, breakfast included, half board, or all inclusive is advertised to the OTA on each plan, and when a guest books a breakfast-included rate, your kitchen sees it on the reservation. No more discovering at 8am that an OTA guest paid for breakfast.
Occupancy-Based Pricing
Charge for extra adults without maintaining separate price lists. Set an extra-guest surcharge per room type and Zitlin derives the 2-guest, 3-guest, and 4-guest OTA prices from your base rate automatically. Child and infant occupancy is configurable per room type.
OTA Bookings Arrive as Ready-to-Work Folios
An OTA reservation in Zitlin is not an entry in a side list you re-type into your PMS. It arrives as a real folio:
- Guest profile created (or matched to a returning guest) from the OTA's details
- The exact per-night prices the guest paid, locked on the folio
- Meal plan and guest count recorded — visible to housekeeping and kitchen
- Modifications replace the booking automatically; cancellations free the nights and re-open them on every channel instantly
Payments Recorded Correctly, Down to the Deposit
This is where most channel managers stop and Zitlin doesn't, because the PMS and the channel manager are the same system:
- OTA-collected bookings (guest paid online) are recorded automatically as an advance deposit on the folio, so the front desk sees a settled balance — not a mystery.
- Pay-at-property bookings arrive with the balance due at the desk.
- Both appear in your daily and manager reports under the correct payment mode, and the final GST invoice matches what the guest actually paid the OTA.

Overbooking Protection That Fails Safe
When two channels sell your last room in the same minute, most systems silently drop one reservation — and the guest still shows up. Zitlin never loses an OTA booking: the reservation is created, flagged as an oversell, and your team is alerted by email immediately, while the conflict is still hours or days away from check-in. Combined with instant availability pushes on every booking, the overbooking window is effectively closed — and when it isn't, you find out first.
Built for Reliability
- Every sync push is logged and auditable — you can see exactly what was sent, when, and what the OTA answered.
- Failed pushes retry automatically with backoff.
- A full reconciliation of the next 500 days runs nightly as a safety net, so the channels can never drift from your calendar.
- Anything that needs a human — a failed booking import, an oversell — emails your admins immediately.
- Choose which room types sell on OTAs; switching one off stop-sells it everywhere.

OTA Coverage by Target Market
India (independent hotels and guesthouses): MakeMyTrip and Goibibo together account for the majority of domestic online hotel bookings in India. Listing on one surfaces your property on both — they share inventory. Agoda covers inbound Asian travellers. Booking.com and Airbnb cover international guests.
Southeast Asia (Malaysia, Indonesia, Vietnam, Thailand, Philippines, Singapore): Traveloka is the dominant platform in Indonesia and has a strong presence across Southeast Asia, with 140 million app downloads and a super-app model that includes accommodation alongside flights and payments. Agoda covers the broader pan-Asian traveller segment. Booking.com and Airbnb cover Western visitors.
Sri Lanka and Nepal: Booking.com and Agoda are the primary booking platforms for international inbound travellers. MakeMyTrip covers Indian visitors, who represent a major segment in both markets.
Croatia and Eastern Europe: Booking.com dominates heavily — for most Croatian STR operators and boutique hotels, it is the single most important distribution channel. Airbnb is the primary platform for vacation rentals and STRs. Expedia covers package-holiday and flight+hotel bookings.
Zitlin vs Full-Service Channel Managers
| Zitlin Channel Manager | SiteMinder / Little Hotelier | |
|---|---|---|
| Real-time rate & availability sync | Yes | Yes |
| OTA coverage | 50+ via direct API | 450+ (SiteMinder) |
| Integrated with PMS | Yes — same system, same login | Separate PMS connection |
| OTA payments recorded on the folio | Yes — automatic advance deposits | No — reconcile manually in your PMS |
| GST / VAT invoicing in same system | Yes | No — separate PMS needed |
| Restaurant POS / folio integration | Yes | No |
| Best for | Independent hotels on 4+ OTAs | Large hotels, enterprise distribution |
SiteMinder, Little Hotelier, and Cloudbeds channel managers are strong at OTA connectivity but require a separate PMS for reservations, invoicing, and restaurant operations — which means bookings, payments, and taxes still need to be reconciled between two systems. For an independent hotel running front desk, restaurant, and GST invoicing alongside OTA distribution, Zitlin keeps all of it in one place.
Is Channel Manager the Right Level for You?
If you are an STR operator or a small property on 2–4 OTAs where blocking dates is the main need, OTA Sync via iCal may be all you require. Channel manager is the right choice when you sell on 4+ OTAs, change pricing frequently, need rate parity and restrictions enforced everywhere, or can't accept any double-booking window during peak demand.
Frequently Asked Questions
Does the channel manager sync rates automatically when I update pricing in Zitlin? Yes. Any pricing change — base rate, seasonal override, weekend multiplier, rate-plan markup — recomputes the affected nights and pushes to every connected OTA in real time.
How are OTA payments recorded in Zitlin? If the OTA collected the payment, Zitlin records it automatically as an advance deposit on the booking's folio, and it appears in your reports under the OTA/third-party payment mode. Pay-at-property bookings show the balance due at the desk. Invoices always reflect what the guest actually paid.
What happens when a guest modifies or cancels an OTA booking? Modifications replace the folio automatically with the new dates and prices; any deposit carries over. Cancellations free the nights and re-open them on every channel immediately, and your team is alerted if a prepaid booking is cancelled so refunds can be verified.
What happens if two channels sell my last room at the same time? The booking is never rejected or lost. Zitlin creates it, flags the folio as an oversell, and emails your team immediately — usually days before arrival, when it's still easy to resolve.
Do I need to negotiate API agreements with Airbnb, Booking.com, or MakeMyTrip? No. You connect your existing OTA accounts through Zitlin without requiring your own API approval from each platform.
Can I use iCal sync and channel manager at the same time for different OTAs? Yes. Some properties keep long-tail OTAs on iCal while their main channels run on channel manager.
What happens to existing bookings when I first connect? On the first full sync, your Zitlin calendar becomes the source of truth: existing confirmed bookings block those dates on every OTA, and existing OTA reservations import into Zitlin.
Is channel manager included in Zitlin Pro or is it a separate cost? Channel manager is a paid add-on on top of Zitlin Pro. Pricing is based on the number of properties and OTA connections — contact us for your property size.
Does channel manager work for hourly or day-use bookings? No. Hourly and day-use bookings are a Zitlin-only feature; OTAs sell nightly stays.
