Hotel Rate Management & Rate Calendar

Get Started with our Free Forever plan

Set your pricing rules once, type an exact price for any night when you need to, and sell room only and with breakfast side by side. One price list for your front desk, booking engine, Google and every OTA.

Most hotels don't have one room price. There is the weekday rate and the weekend rate, peak season and monsoon, the corporate deal, and the same room with breakfast. Keep those in a spreadsheet and you end up typing every change three times — into the front desk, into your booking page, and into each OTA extranet — and sooner or later one of them is wrong.

Zitlin keeps one set of prices and uses it everywhere. You set your rules once, type an exact price for any night when the rules aren't enough, and every place that sells your rooms quotes the same number.

Hotel rate calendar and seasonal pricing in Zitlin

The Rate Calendar — Every Price, Every Night

The rate calendar shows two weeks at a time: every room type down the side, a row under it for each rate plan, and the price each one will actually sell for that night. Weekends stand out, and any price you typed by hand is marked, so you can see at a glance what the rules decided and what you decided.

  • Tap a night, type a price. Change as many nights as you need, then save once.
  • Set a price for a range. Pick a room type, a plan, a date range and a price — a whole festival week or the next six months in one go.
  • Reset to the rule. Remove a typed price and the night goes back to your normal pricing.
  • Up to 500 days ahead, the same horizon your OTAs and Google are sent.

A price typed on a room type replaces your seasonal and weekend multipliers for that night, and your plans follow it — type 3,000 for Deluxe and Deluxe with breakfast becomes 3,300 automatically. A price typed on a plan is that plan's whole price for the night, and touches nothing else.

Pricing Rules You Set Once

Most nights never need a typed price. Zitlin works them out from the rules you already have:

  • Base rate per room type — your usual nightly price.
  • Seasonal pricing — high season, festival weeks, off-season discounts, as a percentage up or down. Seasons repeat every year by themselves; a December–January season crosses the new year without a second entry.
  • Weekday and weekend pricing — a multiplier for each day of the week, so Friday and Saturday sell higher without touching anything else.
  • Extra-guest pricing — a surcharge for each adult above the room's base occupancy, applied on your booking engine and OTAs, with a separate price for each number of guests.

Overlapping seasons don't stack by accident: where two cover the same night, the higher one wins.

Rate Plans — Room Only, With Breakfast, Corporate, Non-Refundable

A rate plan is a version of your price: a percentage or a fixed amount on top of the room rate.

  • Meal plans — With breakfast (CP), Breakfast and dinner (MAP), All inclusive (AP). Each plan carries its meal plan, and every booking made on it is marked with it — so the kitchen's breakfast count includes that guest.
  • Corporate and agent rates — a negotiated discount your staff pick on the booking.
  • Non-refundable and promotional rates — a cheaper variant of the same room.
  • OTA markups — sell a little higher on commission-heavy channels.

Each plan can be limited to the room types it applies to, and has its own switch for your booking engine. Public plans show on your booking page next to the room price; private ones — the corporate rate, the agent rate — never do.

One Price, Everywhere You Sell

The same calculation runs behind every place a guest can book:

  • Front desk — the rate on a new booking or quote.
  • Your direct booking engine — each room with its room-only and with-breakfast prices.
  • Google free booking links — the price Google shows next to the OTAs, matching your booking page exactly, taxes included.
  • Every connected OTA — through Zitlin's channel manager, each rate plan with its own meal plan, within a couple of minutes of a change. Only the nights and rates you changed are sent.

Rate parity stops being a weekly chore. Change a price once, in one place.

How a Night's Price Is Worked Out

  1. Start with the room type's base rate.
  2. Apply the seasonal multiplier, if a season covers the night.
  3. Apply the weekday multiplier for that day.
  4. Apply the rate plan — a percentage or a fixed amount.
  5. Add the extra-guest surcharge for adults above base occupancy.

A price you typed in the rate calendar replaces steps 1–3 (or 1–4, if you typed it on a plan). Every price is rounded once, at the end — and if your property prices in whole rupees or ringgit, switch on whole-number rates and every night comes out round, never a few paise off.

Only staff with an accountant or admin role can change prices, so the front desk can quote and book but not reprice the hotel.

Frequently Asked Questions

What is a rate calendar? A grid of every room type's price, night by night, with a row for each rate plan under it. It shows the price a booking would actually get on that date — seasons, weekday rates and plans already applied — and lets you type an exact price for any night when the rules are not what you want.

If I type a price for a date, what happens to my seasonal and weekend pricing? For that night, the typed price replaces them — a price of 4,000 means 4,000, even on a Saturday in high season. Your rate plans still apply on top, so a With breakfast plan follows the new price. Remove the typed price and the night goes back to your rules.

How do I sell a room with and without breakfast? Create a rate plan — for example With breakfast, a fixed amount added to the room price, meal plan CP — and switch it on for the booking engine. Each room then shows both prices. The plan follows every change to the room price, so you never price the two separately.

Do prices on the OTAs and Google match my own booking page? Yes. The front desk quote, the booking engine, Google free booking links and the channel manager all work the price out the same way, from the same rules and calendar. A change in Zitlin reaches the OTAs within a couple of minutes.

Can I keep a corporate rate off my public booking page? Yes. Every rate plan has its own switch for the booking engine, off by default, so a corporate or agent rate is used only when your staff choose it on a booking.

Which meal plans are supported? Room only, EP (European Plan), CP (Continental Plan, breakfast), MAP (Modified American Plan, breakfast and dinner) and AP / all inclusive. Each rate plan carries one, and it is recorded on every booking made on that plan, so the kitchen's breakfast count is right.

Is the rate calendar free? Base rates, rate plans, seasonal and weekday pricing are free, and every property can view the rate calendar. Typing exact prices in the calendar is part of Zitlin Pro, free for your first 60 days.
